📈 Market Snapshot
Home prices in Pensacola are trending up, with the median sale price rising to $327,000, a 7% increase from last year. That’s great news for sellers, but buyers aren’t out of luck—homes are taking a bit longer to sell (about 101 days on average), which means more negotiating room and time to make thoughtful moves.
🏡 What’s Moving
Sales activity picked up in February with 70 homes sold, up from 56 the same time last year. And with more inventory hitting the market, buyers are finding more options—everything from renovated bungalows in East Hill to waterfront condos along the bay.

Historic. Walkable. Full of character. East Hill remains one of Pensacola’s most sought-after spots, and for good reason—tree-lined streets, vibrant parks, and that “front porch” feel we all love.
Scenic Heights & Cordova Park

Downtown Pensacola
From rooftop bars to Saturday markets, downtown is booming. It’s a great spot for investors or anyone wanting a low-maintenance lifestyle with high walkability.
Navy Point
This area is seeing real transformation. It's a hidden gem, where I grew up surrounded by water and a 2.3 mile walking trail. With revitalization projects and new construction, it’s becoming a go-to for first-time buyers and savvy investors.
