Summer kitchens, outdoor living rooms, screened porches that feel like cozy extensions of the house—it’s all about making the most of the sunshine and salt air we’re lucky to have here on the Gulf.
But we’ve learned to be practical too. Folks want homes that can weather the weather. Impact windows, elevated foundations, storm-ready materials—these are no longer add-ons, they’re essentials. And they can still look gorgeous. I’ve built and sold plenty of homes that are just as strong as they are stunning.
The style shift lately has me smiling too. We’re moving away from the overly nautical—no more anchor overload or seashell everything. It’s softer now. Think driftwood tones, light blues, warm neutrals. Clean and calm. But don’t worry, there’s always room for a little punch of coral or navy if the mood strikes.
Another trend I love? Families building homes that bring everyone together. I’m working with more clients who want space for the kids, the grandkids, and maybe even their parents—all under one roof but with plenty of breathing room. Those multigenerational homes are becoming coastal staples, and they often double as great rental properties when the family’s not using them.
And let’s talk about smart, sustainable design. Solar panels, native landscaping, humidity sensors, water-saving features—I’m seeing more homeowners thinking long-term, and I’m here for it. We’ve got a responsibility to this coast we love, and it’s great to see folks stepping up.
Backyards have become little retreats too. Fire pits, plunge pools, outdoor showers… I’ve even seen a few putting greens and yoga decks lately. People want spaces that feel like a resort, even if they’re just sipping sweet tea after work.
Honestly, coastal living in 2025 is the best of both worlds—beautiful, functional, relaxed, and ready for anything.
